Should I use an agent to purchase new construction?

Representation is what you are seeking when you are purchasing a home.  Not just a pre-owned home, also New construction.  Whether you are looking at a home listed in the Multiple listing service, For Sale by Owner or New Construction.  It is important to understand who represents who.  Any Seller (listed with agent, For sale by owner or Builder) represents the seller.  As a consumer you want to have an agent working on your behalf.  For instance the sales representative has been hired to represent the builder.   Before visiting a builder call or meet with your agent first so that they can do some leg work for you.  They can make suggestions of builders, Architects, inspectors and lenders to help with your transaction.   If you go to a builder that your agent has sent you to, it is important to let your agent know before going out so that they can accompany you if possible.  This representation may not cost you anything.  If it does cost due the the builder's lack of compensation for a Realtor is best to compensate the Realtor to assist you in avoiding pitfalls during the transaction which may save you time, energy, stress, or money.  For instance a Realtor paid out of pocket may cost you 5,000 yet you could avoid over paying for a house by 100,000 approx., it is worth the amount used to hire the Realtor to deal with the details during the transaction.   These are just a couple of examples.  Just so you know I am not saying that the builders are out to get you as the consumer, what I am saying is make sure you understand buyer representation and what that means to you.  For more information call 817-635-1056.
